EDUCATION AND SKILLS

Bidding & Estimating:

Respond to RFPs / RFBs / RFQs / IFBs. Prepare estimates, propose de- sign/build selections, GMP, or LS price packages with options to work as GC or CM within client’s budgets and requirements as per bidding documents, plans, and specifications.

AIA-Contract:

Prepare AIA contract documents with detailed scope of work, itemized trade breakdown, project schedule, payment terms, cash flow chart, and insurance certificates as required by the lending institutions and other stakeholders.

Purchasing & Sub-Contracting :

Prepare bid documents for subcontractors, material ven- dors, equipment suppliers, and service providers. Negotiate prices to ensure that job costs remain within budget estimates.

Work Permits:

Obtain all required permits from various agencies including the Department of Building, Department of Transportation, Department of Environmental Protection and Fire Department submit site safety plans for approval.

Shop Drawings & Submittals:

Collect, review, and submit shop drawings and submittals of all trades to the project architects/engineers for approval. Maintain record of these approvals on digital and hard copy file formats

Mobilization & Site Offices:

Secure the worksite with fence, gate, and lock-sets. Provide site office cabin, tool container, toilet, mark crane location, material hoists, utilities, and water. Clean and grade the site. Install signs for project info and permit sign boards, as well as ‘Hard Hat Area,‘ ’No Smoking,’ as required by Fire Department. Post, keep, and maintain all required project permits including federal, state, city, OSHA, Labor Dept. posters, notices, notifications, approved building plans, site safety plans, noise mitigation plans, sign in sheets, and log books at the job-site.

Pre-Construction Meetings:

Meet with all impacted stakeholders including the owner, lender, construction manager (C.M.), project architect (RA), structural engineers (PEs), MEP engineers, surveyors, and all subcontractors to establish the communication procedure and review all the permits, OSHA guidelines, site safety and noise mitigation plans, shop drawings & submittals, and the project schedule. Verify the surveyor’s bench mark for footings, setbacks, and property lines. Finalize the list of controlled inspections and notifications, as well as review crane, scaffold- ing, rigging, and hoist locations.

Operations & Communications:

Execute, control, and monitor project operations. Com- municate with all team players to ensure resources are properly utilized to achieve milestone completion in a timely manner within the estimated cost, and without compromising the quality of work.

Risk Management & Insurance:

Comply with all OSHA, site safety plans, fire, DOB, DEP and DOT’s rules/regulations to prevent fire, theft, vandalism, injury, and property loss with spe- cial emphasis on trip hazards and fall protection. Maintain and ensure that all entities involved and engaged have the proper insurance including, general commercial liability, auto, worker’s compensation and disability as required by local agencies and lending institutions.

Jobsite Meetings & Walkthroughs:

Meet with owners, architects/engineers, and other stake- holders including subcontractors to show the progress of work and record any scope changes (if any). Negotiate and submit scope and time change order proposals to the project architect, own- ers, and other stakeholders including preparing monthly pencil requisitions for approval with itemized breakdown of each line item for payment.

Close out:

Completing work as per punch list items, labeling and tagging of equipment, walkways, floors, user training, and additional signage. Hand off keys and finalized project documents including all control inspections, sign offs, Certificate of Occupancy, warranties and guarantees of all equipment and appliances.

Job Costing, Bookkeeping, & Record Management:

Conduct job costing in Quickbooks. Maintain electronic and hard copies of all project documents including warranties / guarantees, contracts, sub contracts, approved plans, as built drawings, shop drawings, submittals, scope changes, change orders, permits, notifications, schedules, weekly reports, safety inspections, control inspections, roughing & final sign offs, certificate of occupancies, job photos, log books, sign in sheets, cash receipts, payment records, invoices, work orders, purchase orders, citations, summons, and tickets of each job separately for business decisions, lesson learned, and training purposes including compliance of the accounting requirements.

We were awarded the contract for the rehab expansions of Beny's Mart. Projects consisted of remodeling existing structure and expanding to add usable space for a Laundromat. We completed the remodel and expansion and complete the tenant build out.
